General Information

These two adjacent development plots are in an attractive location, situated on a slope between the River Severn and the Severn Valley Railway, surrounded by scenic walks along the Severn Way.


The plots are close to Highley Station, The Engine House, and the Ship Inn. The area is popular with anglers, as well as being a haven for wildlife. The Severn Valley Country Park is on the opposite side of the river.

The plots are accessed via an unadopted road that serves other riverside properties and the Ship Inn. Each plot has one dedicated parking space situated off road, and no. 3 holds the right to these two parking spaces, as well as the parking space for no. 1, which is used on a no-fee basis by the resident of that property.     


Development access for plot no. 2 is via plot no. 3, so ideally both plots would be sold together, with development commencing with the construction of no. 2.     


As part of the recent planning application process, an ecology report was produced for both plots, and Shropshire Council has specified ecology-related conditions, along with other conditions, in the planning permissions with which the Developer will need to comply.

There is a Conveyance for both plots, dated 11th October 2000. Please note the following Covenant from the Forth Schedule:     


'Not to use the Property for any purpose other than a single private dwellinghouse in the occupation of one household only'.  


Note that whilst the two development plots are above the flood zone, the parking area is situated within 'Flood Zone 2' on the Environment Agency's Flood Map. This puts the 'land assessed as having between a 1 in 100 and 1 in 1,000 annual probability of river flooding (1% – 0.1%)...in any year.

Outline planning permission has been granted for a 1 bedroom detached chalet bungalow. As part of the planning application process, plans for the property were drawn up and submitted to Shropshire Council.


Planning permission granted on 7th January 2019.


The plot is close to the River Severn, though it does not have direct views of the river.

Plot details - No. 3, Cherry Orchard, Highley

Full planning permission has been granted for a 2 bedroom detached chalet bungalow, with conservatory, to be of breeze block construction, and with stained timber cladding externally.    


Planning permission granted on 26th April 2018.


The construction of a raft foundation and gabion wall has already been completed, and they remain in place. The plot is located close to, and has views across, the River Severn, and the Country Park on the opposite bank.


Community Infrastructure Levy to be paid by the Developer: £7885.71.
